Database to Keep Track of What Property is for Sale

Does anyone know of a database or way to record a properties address, price, zoning, etc? (for listings that are not our own)

I am apart of a commercial real estate team in Texas and we are trying to find a way to keep track of available real estate that is for sale. Of course we could use the MLS to show us what's on the market, but we are looking to create a list of select properties that fit our criteria. I know we could just track this in a excel spread sheet, but I am hoping that someone has already created a technology that is more efficient for tracking real estate.

Thank you!
