I've read online that Cherry Hill is a good area, hopefully some experienced investors could shed some light on how to get started in NJ. 

If the avg rental is .50/sqft it will help you determine the rents can charge.There are plenty of SFH investors around, and they can probably shed different lights on it.

We don't use an "rental agreement" per say. we use a rental license- seems like a very small issue but when you go to evict someone that wants to overstay without paying- trust me it means the world in getting them out of the home. license v. agreement or lease.if you do some search on short term rental license it will shed some light 

The richest people in the world will never be financially free, being financially free means you have no worries that pertain to anything monetary, not one bill ever to pay again in your life....This includes mortgage/loans/lawyers/agents/contractors/violations/tenants/ lol my neighbors 50 foot tree costing me $4,000 last week that I had to get removed that fell on my side Of the property destroying my fences, yard and crushing my shed.
