The following two websites are good resources for beautiful modern prefab homes.

There are tons of deals here in Seattle but the deals are in urban development like high density Seattle modern 3-story townhomes or things that require you have a massive marketing machine.

I will add basic updates to keep property current but that was off your list (two tone paint, modern lighting, clean/current flooring, wallpaper removal, resurfacing counters, etc.).  

By far the best or most comprehensive coverage at the lowest cost is a commercial lines policy issued by Erie Insurance ( Erie is a superior policy to Zurich, USLI, American Modern Insurance Group,  Llyod's of London, and all of the captive insurance policies).  

we have been doing bamboo in different colors.. is that popular in your area.. we get some good deals on that flooringAwesome job you guys keep it up... its so fun to be looking at nice new upper end ... rather than a bunch of foreclosure junk like in years past :) You see bamboo every now and then in Atlanta, mostly on modern builds.  

I don't say that as a big up for our systems but because it highlights the reliability of modern solar systems.

It could even be using those more modern threaded flexible tubes.

It's in a great location where there is a demand from the upper level tenants willing to pay a premium for a nicer, modern rental.

At the high end are places like grafton hill where the houses are too high end for rentals in my view or some parts of Shiloh where mid-century modern mansions are up on the hilltops.

Come back in a year and you might see a 5000sqft modern style with all the latest greatest green smart home features...solar, telsa chargers etc.
