It's hard to get cash flow in Dallas because TX has some of the highest property taxes and insurance rates in the nation which are cash flow killers.

My last hesitance is 12 month lease being standard as turnovers are cash flow killers, and I would much prefer a 18-24 month lease.

@Luke Calhoun also remember Texas property tax's are killers to cash flow so when folks take in all the numbers they may be negative cash flow with the minimum investor down payment and investors no like that

The 3/2 in the A area will cost more and rent for more and with the same cap expense it does not need as high a rent to price ratio to show the same level of return as the C class property (and this from someone that has most of my units in C to C+ areas).The less expensive a property is the more cap expense is a profit killer.

Also, I think if this was a killer deal, I would have maybe kept going with it, but I was only getting about 10% Cash on Cash, which doesn't feel worth it for this amount of risk.I think especially for my first property, this is not something that I want to deal with, even if everything got fixed.

The dream killer is typically not making enough momentum to get it going, but you are obviously past that part, so keep fine tuning it, and you should reach your goal before the end of the year.Also, How are you getting your properties leased out in a timely manner?
