It sounds like a settlement would be unlikely given the attitudes, but a judgement may eventually help you if there are assets you can access.They have no case if the trees are on your property. 

They want cash flow, not real estate.Now I do buy late stage FC's, where the FC is done, final summary judgement (in judicial states) is done and the sale date is even set.

Against my better judgement, I signed an Exclusive Broker Agreement with that realtor with my LLC as the the "buyer" printed below my name in the signature line.

I've had some hiccups with Suncoast up until this point (all very minor) but, since it's still fairly early, I'd like to reserve my judgement until we have some more time to see how the relationship unfolds.  

Most people can use good judgement to gauge what is a good house, what's a good neighbourhood and whether someone would want to rent your house.

@Nicholas Nikel yes it’s small claims and yes it doesn’t cost a lot to file, but it costs a lot of time and collecting on a judgement, assuming you win, is even more work.

This will more than likely require you to get a judgement against the tenant for the unpaid rent.  

The second appraiser decided that he couldn't find any good comps, but used his judgement to give valve to the ADU, which resulted in the higher appraisal.I don't think that ADUs should be valued based on income or square footage, but I believe that ADUs definitely have more valve than they're getting right now. 

You should easily get a judgement and that judgement will show on his credit report.
