I mainly bring up HM in case the situation requires funds to be deployed in full quickly (auction, foreclosure where bank wants all upfront, or motivated seller needing cash and quick close).

I don’t know how fast you save up $30k for example, but let’s say it takes a year, you aren’t deploying all 30k at once, it’s 5k in the first 2 months and you’ll get maybe a 1% in that time, minus any fees.

Aloha,Military Tenants can be excellent, however after over 20 years on this rock with NUMEROUS bases from all branches, there are some considerations: First of course, is the Servicemembers Civil Relief Act, which does provide that any Rental Agreement can be broken with 30 plus days notice due to Permanent Change of Station or a Deployment of more than 180 days.

If you have a lot of capital to deploy and only a minimal amount of time and energy to devote to "managing your investments", then you may put more down to mazimize the cash flow from just a couple properties.
