@Jim Hiler Yes I am a member I thought that was clear from my earlier posts but they are old. i am still a member. 

Having said that, there are a number of Private Letter Rulings where they did allow the taxpayer to do that, but it gets much more complicated and there will be risks because all we have is Private Letter Rulings, which can not be relied upon by other taxpayers.

Therefore, websites such as Zillow, Trulia, Realtor, etc are not accurate and should not be relied on.

There is also an element of control to it, if your strategy is to acquire / sell a higher turnover of properties per year, then you can take full ownership of the process, you won't be relying on somebody to do certain tasks and you can save money if your activity in the market offsets your initial, and continuing, investment into becoming licensed.  

I found out one of the most important team member is your property manager; which can really make or break it for you.
