Architect charged $6000contractor running everything for me charging $8800 to run the job, add another electrical panel meter etc. fence needs removed and done to code $$ it adds up all over I don’t have the papers in front of me

@Thod Nguyen - You should find an Architect or a reputable designer who specializes in designing ADUs to help you with developing and submitting the required construction documents (plans) to the agency having jurisdiction in your area.

If you really want a 3-unit id talk to an architect/lawyer and seeing what could make it up to code would be a route but realize it could force you to add a sprinkler and fire monitoring system.

I love to hear that you are doing things the right way as painful as it might be...karma will come back around whether its on this deal or the many more ahead of you.Typically you need to get an architect and contractor involved to address your code violations...I am sure @Prashanth Mahakali or @Samuel Pavlovcik can help you on the architect side.We are helping @Mark Ainley in a similar fashion with some code violations.
