Ideas for an Illegal triplex in Philly?

I have made many mistakes but have also had lots of luck. Right now I have two single family homes and one duplex that I thought was a triplex. I didn't do my research and found out the basement was not a legal unit. I have this property rented and make about 1k profit. I bought it turn key at roughly 300k. I dont know if this was the right move but its in a booming area in West Philly. Getting a rental license for the basement isn't possible and I manage all my properties with a full time corporate job. I want to invest in real estate and leave the rat race. I'm open to suggestions on what to do next. Sell it to maybe make some profit? Or does anyone know how realistic it is to turn a duplex property into a triplex in Philly? Can a lawyer help with this? Thoughts?

I'm sorry that you had gotten yourself in this situation. I would definitely suggest checking out public records on your future purchases. Atlas is one of the best resources for Philly investors to check on every single potential investment. It shows all information such as permits, licenses, inspection reports, zoning, and variance information. Here is a link to that: https://atlas.phila.gov/

For your particular situation, what about the basement is illegal? Lack of egress? Ceiling height too low? Square footage too small? Or is your lot square footage too small for a legal triplex? For instance, for every 360sq/ft of your lot size, you are allowed one unit. So minimum lot size should be 1,080sq/ft for a 3 unit multi. 

If any of those boxes are not not checked, you will have a pretty tough time with that basement as a third unit. If cash flow on a two unit is good, there is no reason to sell. If you are able to pull roughly $3k between both units, you are in a pretty good spot.
