Counting appreciation, principal paydown, and tax benefits on your COC Return isn't very realistic, since appreciation is assured; principal paydown doesn't add one penny to your cash (as in "cash" on cash); and tax benefits won't usually do much more than allow you to avoid taxes on your rental income.

I have a client that's purchasing a home in The Highlands area of Austin near 51st and Airport that's about 900 sqft. and she's looking to add on to it after she closes on the house.The repairs are going to be pretty extensive, but she's well qualified and has good cash reserves as a back up.
