I have been playing on the Red Fish and other sites in the evening trying to get an idea of what ARV is for my 5 areas.  

If it was easy everyone would be doing it,  Just stay persistent and keep fishing you will find the lenders, just like when you find the deals to buy.

If you want to catch fish you have to go to the ocean, the ocean will not come to you.

I would cashout and redeploy the equity and continue to build your asset portfolio and enjoy the appreciation when you can, the cash flow when you have it, and the depreciation when you have it.Selling an asset to buy another one to me is like selling fish to buy worms to go fishing.If I can assist, let me know.

Its not like shooting fish in a barrel, but you may end up with a deal.You will learn though.

@Alex Franks  yes Alex I fly quite a bit up to BC  just to fish these days. 

But remember, 1 is the most dangerous number in marketing, so make sure you have other "fishing poles" in the water.Hope that helps.

YUP completely different kettle of fish.. and maybe why its still there.. normally a pre foreclosure at that low level DT or mortgage would have a path beaten to the door of the owner.. with multiple suitors.
