i would focus on finding someone to rent the place, assuring they leave the premises..talk to the tenants with misfortune, and if it seems sincere, i would prorate the days the rental was vacant..keep the deposit, no matter what happens..

The downside is that you will most likely get a higher interest rate (which sucks right now since rates are already high) and alot of times you would either need to repay the down payment assistance if you were to refinance or sell in under 3-5 years.

And since rents tend to scale with purchase price, you can really look at anything that's within your budget.

I'm imagining this will be glaringly obvious to everyone else, but it is, in fact, a sincere question on my end.Where should your attorney, lender, real estate agent, and property manager be located?
