Even so, I am a bit lost with my next steps.( FYI: I need to seal deals sight unseen from Bangkok, so I really need to work through trusted, solid intermediaries.

But again, with the current position im in, Im not sure which type of deal I should look seal. 

There are some For Sale by owners but I wiuld auggest you find a great realtor in Colorado to help you negotiate the best seal and help you make a great initial investment.  

Then, make sure where they got in is well sealed. 

Majority of the repairs coming from the roof and crawl space that has water damage.We knew there was water in the scrawl space, but our initial assumption was it was just groundwater since we’ve had a lot of rain in Maryland and the Annapolis area.What’s actually happening is the water is coming from the front right corner of the house, where the sewer line runs, plus there is a gap in the foundation in that same area that needs to be sealed.

I think a nice tile backsplash would really seal this kitchen makeover.
