Evicting attic apartment squatter - raccoon family

I have evicted for non payment, but never like this.  The family of raccoons climbed into the attic through a hole in the soffit.  Evicting them is going to cost me $1100.  It seems high, but apparently they are known for returning and being destructive when they re-enter.  

I would have done cash for keys....

Squirrels, mice, birds, this is my first Raccoon.  

Anyone have a strange animals take up residence in a rental?
