With regards to the carpet cleaning, I would tell them you will have it cleaned; I prefer it that way anyway after some experiences with tenants doing it themselves with one of those machines that can be rented at the supermarket, which resulted in my having to get it professionally cleaned afterward anyway.

Screening includes credit w/score, criminal and evictions checks for $19.95.Pros: Price which is better than most that I have found, The applicant pays online, good customer support.Cons: They don't offer decision advice, The reports are only saved for 30 days then deleted (Be sure to print or save the reports on your local machine) Overall this is the best/economical solution I have found.

that's crazy. absolutely crazy. my tenants have a burned light bulb and i go and replace it. i was called last week to unclog the sewer line because the washing machine backed up and i purchased and gave them 2 lint traps ($3.40).you can do comparisons in your area to see what the other landlords charge and if they do maintenance. i bet you most of them do. who the hell makes the tenant repair a chimney?
