Texas to me has always been more of a horizontal market with not a lot of movement either way.. although in the last few years prices I moved up some... but not like other hot markets were prices are more volatile ... during the GFC  Texas kind of held its own.I now folks would be selling Texas and I was investing in Atlanta at the time.. were prices were crushed in many areas up to 80%.. they bounced back same home I could have bought in Texas never really moved much..

Number of houses for rent on the market plummet fast till the Jan bounce, then it freezes over in Feb, and we take off in March.

Outside those areas its either really nice neighborhoods like Lafayette where its mostly nice houses on 1+ acres or areas that are still waiting to bounce back like Vernon or Sussex where its saturated with foreclosures. 

Do I pay off the student loans for fear of them ballooning to 9/12/15% just to watch the government cap the interest rate raises on student loans when the economy bounces back to bail-out students without direct forgiveness?

They did a stop payment on one month's payment, and their check bounced for another month's payment.

I completely agree with you on taxes between and SC/NC and for that reason I have short listed some Charlotte zips but would love to bounce ideas.

I will definitely be more prompt next time this happens (fingers crossed it doesn't, but that seems hard to imagine after my experience thus far.)I've done a load of research throughout this process, but have still learned a load more from bouncing things off the Bigger Pockets community.  

Then of course when check bounces!
