I am content with breakeven, as my main objective for this specific property is to pay down the mortgage and hope for appreciation.I will look into HELOC, which seems more suitable for short term loans.I haven't looked into Pennsylvania yet.

HML's source money from private lenders as well, the difference is private lenders are vetted by the hml for suitability, and better protected in the sense that a hml would not allow such a loan as you describe, it's way too risky.
