I assume you are also going to want to have a property manager to drop in occasionally to oversee the cleaning team, landscaper, and handyman - and to make sure the guests get the keys and to replace missing or lost keys.Regarding Linden Hills, its a great area for guests who have cars and it's a short Uber ride away from the night life in Uptown or Downtown, but I would have thought it would be better to be on a bus or light rail route that has more direct linkage to downtown, or to find something closer to Uptown.   

However, you can always hold the Tenant responsible if they are abusing or neglecting the appliances.When you are renting to a group like that and they place "high risk" tenants in the property, you need to have protections in place.

Elderly abuse is real and it doesn't take much for a family member to make a claim... meaning, you may make the repairs and her family doesn't know what is going on.

The owner lived there, and was verbally abusive to the realtors and people looking at the duplex. 

Charge both tenants $15 a month so you get a little extra to cover abuse and call it a day.

You will also have to do a renovation before you sell someday since tenants can be very abusive to a property.

Did the fridge break because of misuse or abuse by the tenant?  

I think it can payoff substantially in a quad where you may have water abuse, turnover, and some payment problems.  

What if I pay you $9k up front on Monday morning, and you cash the check and get run over by a bus?
