I would look at population growth and job diversity.  

It is best to be in an area that has a diverse economy and a growing population.

All that you need is a diverse economy and a growing population.  

This alone makes it one of the "must visit" sites.They also offer the most diverse mixture of asset classes and investment types of any site (every combination of commercial/residential, debt/equity, direct investment/fund).

Further, stocks have been in a huge bull market, so there's no reason that all these asset classes won't move in lockstep, and I am unconvinced that they truly represent diversity.
