Your PM sounds manipulative by claiming you are putting all her other Section 8 tenants in jeopardy. 

The listing brokerages can manipulate these high net worth and income investors with little to no experience in the NNN field.

I use Homeaway.com to advertise, take payments, manage my calendar ect.I also have an AirBNB account but it doesn't produce many vacation rentals.I have a great housekeeper that I text to schedule my cleaning.I use a Lockbox for keys.I have 2 Honeywell 9000 series thermostats to adjust temp when no one is there.I also just recently installed a camera system so I can see who arrives and make sure no one is breaking in when vacant.Very easy to manage remotely once everything is going.

Please do not put all wholesalers in the group that are unethical and practice manipulating sellers with lowball prices.

If the guy genuinely wants to help you out, and isn't just some psycho trying to find a way to manipulate you or something, it could be a really good deal.I would suggest writing out terms though, as money situations often have a tendency to leave bruised feelings.

I feel they are being manipulated into thinking this going to be somehow forgiven and bygones will be bygones when it is all over.
