Would you buy a property if seller refused an inspection period?
The numbers look great. It passes all the rules. Over a 13 cap rate! The 2% rule is well exceeded! It's fully rented at fair market with long term tenants and will cash flow nearly $200 per door. It even has brand new furnaces and seller financing.
The seller "has a family emergency" at your scheduled walk thru, so he rushes you along because he "only has a few minutes". This is fine because you have the inspection period clause, right? Wrong. He refuses that clause in your negotiations because "if you want it, you want it". He says he wants you to know before he's willing to sign ANYTHING.
Would you go thru with it or walk because you suspect something big he doesn't want you to find out?
