We think they have the intellegence to read them for themselves, and when mistakes are made to overcome those mistakes, just like in the RE industry.

I've been doing some research about the pitfalls of LO and have read that there are 2 things one could do to overcome them:1.

I am not saying this revitalization idea is hopeless, but you definitely have some fundamental forces that are nearly impossible to overcome.

Now I've never owned a building that wasn't separately metered for electricity (this building is master metered only) but it seems to me that doing the RUBS billing largely overcomes the problem.Yes, this is a smaller bank.

Not sure if that would be advised, but I like to look for every possible angle that might present a hurdle, and how I can overcome it.

Both challenges can easily be overcome with upfront due diligence.

This will tell you if you can overcome objections or not.Has it been tough to keep up on maintenance?

As a new investor I overcome my fears by being extremely conservative with my numbers (by anticipating above average vacancy, maintenance and capex costs) and knowing that I have multiple exit strategies.  

The point to all of this rambling is that its not easy and everyone has many obsticals to overcome...

The main challenge to overcome right now is that I only have enough time to visit and perform the related due diligence surrounding these visits on a maximum of 3 of those properties.
