Talking to motivated sellers

I'm in the process of acquiring a list and would like some advice talking to and approaching motivated sellers. Any information is helpful and very much appreciated.

@Junard Lane The city simply doesn't report multi-family. The best way to get around that is to consider the number of bedrooms. They aren't very good reporting that either, but at least better... Things won't be 100% multi-family but it will give you a list.

Eliminate known low equity, Home value up to $400,000, eliminate trust  and company owned

3+ Bedrooms = 1764

4+ Bedrooms = 809
