@Ally H.Instead of digging up the whole root, what I do is just cut down a little below the surface and then drill the top of the plant about 2 inches or so and fill the hole with weed killer.

But its still work you still have to deal with tenants turn overs ... other things like that.. the most passive I see with folks that have some serious liquidity already IE been high w2 folks is notes.. those can be truly passive done right.. for the big hits  land development in path of progress is killer but risk/reward is the mantra there.2018 for us should be a nice year  probably close to 30 million in new home sales a few larger tracts bought and either flipped to lennar or Horton 150 to 200 lot tracks.. and our note business is in full maturity.. and it only took me 40 years to do all this... so all you youngsters out there have some patience.. 10 to 20k is nice but its not retirement when you start really living the investor life.. at least for me.

So if you are getting more than that you are better than most of us, or it means you have tons of cash and little or no debt service, or it means own free and clear, or it means you're an amazingly efficient developer or builder, or maybe the real estate gods have shined down upon you and led you to a killer deal that is getting you more money than almost everybody out here right now.There are cashflow deals out there - just very few and far between, at least for now.

As long as those people are around, I also don't see prices going anywhere.I'd love to hear from some of the glass-half-empty folks about this.I was out there in November stopped into bP world headquarters.. but my friend took me to his country club for dinner it was East of down town kind of out by the airport.. it was a lennar project.. and it was a KILLER value compared to even Portlandia.. your numbers are not so different than portlandia as well..

The CA property taxes are a killer, for example the monthly property tax in CA on a 4M property is around $4,200/month, while in NV a similar priced property could be around 12K for the whole year.
