Where are people finding opportunities????

Have spent the last 7 months working on the craft and educating myself in the real estate world, specifically around rental/ buy & hold. I am looking to see where folks are finding the best opportunities these days? I have been working the MLS and local brokers while dabbling on social media, but that first deal eludes me... Would love to hear where folks are finding the biggest successes.
