(House was in Highland Park, Los Angeles)Purchase price: $600kRehab: $94k - Full rehab: new layer of shingles on roof, 13 new windows, all new doors, new laminate floors, new 3' front retaining wall, full gut kitchen (new cabinets, quartz countertops, tile backsplash), 2 full gut bathrooms (new tub, floor tiles, wall tiles, vanities, faucets, toilets, vanity lights), converted one closet into a washer/dryer closet, created a master ensuite with a hallway bath, opened up some walls, recessed lights throughout, scraped popcorn ceiling, installed new HVAC, interior paint, exterior paint, stucco repair, new landscaping front and rear of house, new wrap around deck, installed double french doors master bedroom and garage, to new tankless water heater, new exterior lights, updated light plumbing and electrical, new garage door with motor, and some other normal repairs like replacing drywall, floor boards, and replacing some wood trims like facia boards.

If you're talking about plumbing and electrical it's a completely different ballgame than repainting inside/outside, rebuilding a deck, putting in a new countertop, etc.

With granite countertops, stainless steel appliances, new sink faucets/fixtures you can probably squeeze another $150 of rent out of your tenants, but it all comes down to whether it's worth it or not compared to the price of updating all these things.My house in Grove Park is a 3/2 1,400 square feet and it has all of the original faucets, appliances, etc. from when the house was built in 1999.

I have two more on the market and two under renovation currently.As far as the renovations we did, it included new floor goods for the entire house, removing the polybutylene plumbing and replacing with CPVC, converting a bedroom into a garage, paint outside and inside, new fixtures and countertops.

@Sam BallHey, so they do general cleaning of floors, countertops/tables, doors etc....They also mop the kitchen and bathrooms and clean sinks...hoover the rooms and set up blankets pillows and clean/rearrange furniture... they clean ceiling fans, chandeliers....But things like the vents do not need to be cleaned every time (once in a while) and so when i go down there i do that myself.For the rental that you saw cleaning the vents would be part of your fixing it up costs before you go to rent it out (i had to do that with a couple of mine too).

She says interior paint is pretty much a given on turnover, but that everything else is built to last: tile floors, granite countertops, etc.When she and her husband built them, they were trying to show low-income students something to strive for (her words) so they built the units pretty upscale for student housing.Forgot to mention, the units are furnished as well, and they'll be replacing some furnishings with their other CapEx stuff.

Essentailly you would have your pipe coming out of the floor, connect to a T, the side of the T would connect to your trap/sink, the top of the T would go up to the counter top (or connect through your sink holes) and install a vent.I have been burned in the past by using old plumbing without a vent and they have made me run a vent through the roof after a kitchen remodel was complete.
