Hi Darius, it completely depends on amenities of the property/complex (pool, work out room, home office support, cooking/entertaining areas, etc), the specific location (adjacent to a park or interstate highway) and the upgrades to the unit itself (lvp vs carpeting, quartz/granite vs laminate counters...)We manage a large multifamily in Sylvania appraised at $250k/unit with 2/2 units and it brings over $1k/mo in rent. 

Cooking gas bills nowadays run about $20.00/month.

Is the property in Chicago or cook county?

I believe that the tax sale date is November 5th for Cook County so I might at least go check it out to see how it works.Definitely, a little intimidating not knowing much about it. 

Cook County has very specific Realtor Tenant Landlord Ordinances and the Chicago Association of Realtor's agreement is updated every year to be compliant with any changes in the Ordinances.
