Schedule E AND Schedule E for rental income

Posted

So like many others I'm an Airbnb host. However I also privately rent out rooms.

I fall into the category of renting for more than 7 days and less than 7 days. For this year since I just started anywhere from 1 to 61 days or if the 61 days cancels 31 days.

For some I only do the cleaning between guests. For others I've done cleaning in-between. I know cleaning is a grey area but I've also done the laundry twice for one guest, I've changed linens or towels before the stay was over and IDK if you can call them concierge services but I've given recommendations on where to go eat etc. I also don't just use Airbnb but post on social media. And I've cooked a meal which three guests ate. I only started a little over 3 weeks ago.

I feel like I qualify for both and want to make sure I can file both.

I want to file C so it counts towards social security. I want to file E so I can use mortgage interest and prop taxes etc. I won't have enough to itemize for 2021 since I bought the house in the middle of the year.

So I just want to make sure I can use both. Obviously I'd split the ones that count for substantial services for example one person stayed for 31 days and I changed the linens, fed her, the other one stayed for 19 days I changed the linens and fed him and then the ones where I was more passive go on the other Schedule.

Thoughts?

Thank you :)

Christine

Honestly just hire a professional if you want to start doing this as a real business. Finding advice on a forum is going to make your life miserable and potentially cost you a lot of money.
