The middle market here is doing well, and there are plenty of $50k to $75k base-hit deals to cut your teeth on.

I am the first to admit my way of doing things is not tax efficient.. but that's OK ... for this cycle of the economy I may change my tune in the next 2 to 3 years and look for another MHP or take my stab at a MF.. having lived through and got my teeth kicked in 08 to 2010 I am a little more like someone who lived through the great depression and cash is more dear to me than anything else.

Most "investors" I meet at local meet ups have never gotten started because they are waiting for that perfect property to appear where it is turn-key, under market value, and will produce $200 p/door and at least 15% COC ROI and they do not need to do anything and can just lay on the beach and collect monthly checks.The thing to me is that you need to hit consecutive singles and grind your teeth in order to get that home run ball.

Cut my teeth in the 90's and early 2000's with Tech, built and sold a few tech companies.

We're looking to buy another 2 or 3 properties to get our passive income up to about $250k/year, but we are generating that off of only about 25% of our total assets, and we have zero debt (none whatsoever), so we feel very secure and able to live the life we want, help our kids, help others, and do good work in the world with the time we have left (we're 56).

Just because wealthy people drive around in pink cars doesn't mean that it has any bearing whatsoever on being wealthy.
