I'm sure you've got some great resources you just need to capitalize on what they are, prove that you have them, that its something others need, and you'll be golden.

I am hoping that I will find that golden piece of advice that will make the light bulb go on. 

In the short term it will reduce your overall income but once you refi out you are golden. 

However, listening to podcasts, many of the big players now have started out on a rehab that took 100k plus, made no money but learned alot through the process - education is golden.
