If you need other people's money then a 2% cash back card isn't the answer.Let's step down of the moral soap box for a second and not make so many assumption about the person you are addressing.Many of us, like yourself, are in cash positive position and do not "need" other peoples money, but that does not mean you should not use other peoples money if the cost to do so is less than the opportunity costs to use your own capital.

there has to be some kind of force pushing the wall in, it takes a lot of time to move a wall that far, the last one I ran into was tree roots pushing the wall in, it could also be a stone foundation that is crumbling and has been scratch coated to cover it up, I would suggest getting a pro to come out and dig up outside footing and wall....done mostly by hand due to the fact that you could cause a cave in with heavy equipment.

Let's say you set up an LLC and put your 50 unit complex in the LLC, and you think you have everything protected like all the books taught you to do and an old lady came by your complex to rent a unit and triple and fell on a piece of root sticking out of the ground, and she sue you and you turn over your insurance info because that is what you have insurance for to protect you.
