Based on what we learned in the 2008 crash, we only buy for cash flow (appreciation is icing on the cake) .

This seems like more of a nuisance but, in Pennsylvania winters, it freezes over and becomes a 200sq/ft ice rink.At this point, I would consider this a serious safety issue.

So I would suggest only getting into deals using hard money that you can live with if the HML remains in place, and then try for the rate and term refinance into Fannie financing as icing on the cake. 

It's not too close to the house and the house is a green with darker green trim and some cream colored trim. 

Inevitably, one group won't be able to make a deal, one or two groups winds up with "A" or "B" Winning everything, and the other party getting nothing, and the others will be somewhere in the middle--  they've found a creative way to break the ice. 

based on price of lots going up compared to when these companies were creaming the hangover inventory 5 years ago.. lots have doubled and tripled.Lumber is up.lack of inventory in some areas slows sales.and building is highly regional.. lots of factors.. 

Look at each line like how much water and ice shield is used. 

We didn't pay any of that out of pocket.The icing on the cake happened just the other day. 

And away they go, stomping out into the post melt down, real estate market, and down thru the ice they go!
