Im letting folks know that you can find properties by doing it the old fashioned way...By picking up the phone, knocking on doors, or working with an agent or a wholesaler ( might have to pay him). 

My old-school / old fashioned 61-year old dad has been wearing out his wrist handwriting letters and definitely could use some help an expediting things.

Then finally someone normal shows up, who acts in a reasonable fashion and lives their lives responsibly.

Open to rent ,owner finance, lease option , or just plane old fashion sale.

My current short term goal is to invest in a small multifamily by summer 2015, likely in an owner-occupied fashion.

LOL but a good experience to see how properties are sold in this fashion.  

I know from previously the answer 0 and near to 0.... yet you speak as if your "the" expert of experts and act in ridiculous childish temper tantrum fashion when someone pierces the bs with reality and facts.

We also use Cozy to collect payments, which is easy for both parties, as it’s linked to both our bank accounts (tenant and landlord).I could have even used Cozy to collect the security deposit, but I used a old-fashioned check for that, since I wanted to deposit those funds into a completely separate account, and I couldn’t figure out how to do that through the Cozy setup.

When the market becomes inflated in unsustainable fashion, have an alternative means to generate profits and be prepared for things to swing back to undervaluation before it reaches equilibrium again.
