Are you involved in Land Contracts, lease options or rent to own?

I've been trying to pick up some properties to wholesale in the inland empire and every time I put an offer in, I end up losing it by a few hours to other investors.

I am currently owning two rental properties, and I am planning soon to expand my little empire by buying a few additional properties.

He wants to eventually have a real estate empire.

She will take her time finding a new place, though she will likely have to move inland in order to find a comparable setup.

Being an agent is the same thing (just not my cup of tea), you get to work it, you get commissions, you pay bad debt, who says you can't build your empire while building your safety net? 

I also have to look at median home values since I wouldn't be able to generate enough cash flow or make the down payment on a $350k, 1800 sqft 4/2 in inland Southern California.

Especially in land, a property might have started at $2,500 and absolutely no one would bid on the property. 

My empire is grown vary fast.
