Your property and lawn will get destroyed from urine, poop and barf.

I don't think that will be your hurtle.

@Tenneille Patterson had two of those this week, yours seems rather decent actually, wait until you get one with jars of urine and other interesting things I will not speak of to save on therapy bills.... 

All would be fine and dandy if u never had to evict a tenant ur in close proximity to.

Some examples would be outdated interior finishes that just need a repainting, old carpet that can be replaced with vinyl flooring, mold- depending on the area, while it can be an indicator of a major roofing problem, can usually be solved fairly easily-, urine smell, exterior painting, overgrown lawns, etc...4.

If their urine soaks through the carpet, you may have to replace all the carpet and pad.

A cat spraying all over the carpet and making your eyes tear from the urine smell is not normal. 

@Lauren OlsonI always tell investors that if you can afford investing locally do that because investing OOS presents a new set of hurtles that you have to over come.

They had 2-liter bottles of urine next to their chairs because they didn't want a bathroom break to interrupt their all day gaming. 

I had a "friend" get drunk and urinate all over my bathroom, which happened to be shared with a nice couple in the adjacent apartment.
