You can steer away from people who may not keep your place safe and clean but not by mentioning kids but focussing on their lacking any other qualifying criteria which you apply UNIFORMLY to ALL tanants that you may consider - all who have applied.

My understanding is the Series LLC are not uniformly recognized - still a little unproven.
