Operators that are open and able to offer combined usages for slower seasons, such as mid term discounted extended stay rates in the winter, can improve lower estimated production in the off-seasons. 

I will eventually find the myself but for those willing to offer decent relevant and advice from experience in certain or similar situation.

I will check into those companies you suggested and see what they have to offer and if it will fit what we are looking for. 

I have a lot of clients in KC, MO too which I find tends to offer better upside, newer construction, less cash flow, but better overall macroeconomics. 

From there, know your ARV and guage what you want to offer to make the deal make sense for you. 

I learned a good amount managing my own Airbnbs across different markets, and did a great job doing so, that gave me the idea to offer my services to other STR owners.

@Michael MingI will preface this with I don’t have any direct experience to offer you… but my guess is that if you are talking about the IRS, there would not be a lien placed on anything in any sort of quick manner.  

It's really hard to compare with other rentals in houses in the area, there really aren't any that I can tell are as nice as this one w a new kitchen, etc.The REI group also suggested to offer the utilities (already set up for the whole house) at an additional flat fee.
