We were fortunate to have this lined up before even putting our home on the market, which took 3 months to sell, knowing that we had a place to go no matter when it sold.We had no timetable as to when we had to be out of our home so we were literally worry free during the process.This was not the case for the sellers of this particular home.

Zero down is coming back and that is worrisome, but buyers still need to show good income and good credit; when we get zero down with little or stated income, if you can fog a mirror you can get a mortgage type of lending, then the top will soon be in ... it is really hard to put a timetable on when that may happen but that is the sort of thing to look out for IMO ... sure, prices have gone up, but it has been from what I consider fairly well qualified buyers, at least in the markets I'm operating in.

Thanks Sue he has been a multi year tenant I think I move him to month to month he may just immediately start looking and I will loose control of working on my time table but it could be an option to consider.

Additionally, if the prospective tenant insists on applying knowing that the building is not approved, let them know an estimated timetable of how long the inspection/repair/re-inspection process will take and that there is no guarantee - it may take longer.

I would hope to have that completed in two weeks (I've been working with several very good contractors in the area on another project that was much worse, so I am optimistic about time tables), but I'd be giving myself a month just in case.
