I'm trying to structure a deal for the seller but the real estate agent won't submit my offer to the seller because they don't think the offer is beneficial for the seller.

Given that the seller is financing the deal for the 2 years and then the plan is to re-finance it with a bank, I am having difficulty producing such financial analysis.

"Inflation expectations" is a purely rational and logical way to look at it, but let's consider that bond market buyers/sellers aren't 100% comprised of Vulcans, and that there are highly emotional and irrational individuals among them, as well. 

Sellers remorse. 

Either one of these people - the buyer, or the seller, can screw you, intentionally or unintentionally in years to come.
