I definitely appreciate your analytical approach....I think the main source of disagreement and confusion in this thread is the notion that you can pay off debt quicker if it's in a HELOC vs. an amortized loan, assuming you're not making any prepayments.

The purpose of investing in a syndication is to leverage the sponsor's time, expertise and ability to source great deals, but if the experience is going to cause you to lose sleep at night, the return may not be worth it.
