Could I loan some of the deposit and retain equity in the home for when they eventually sell or buy out the rest of the equity?  

I have a full time job that pays around 170k excluding stock options (which I would like to retain as a separate investment for now but I am open to use that for real estate if required).

Now, I don't know what your lease says but for hold over tenants you are now allowed to retain their full security deposit and charge double rent. 

We also retained a lawyer so the property won't forclose.

Or could another broker at my company list and get paid commission so long as the company doesn't retain any profits and just acts as a pass-through entity to pay the other broker?
