I continue to be amazed by how resilient the Austin RE market continues to be!

I feel relieved and excited about the resiliency of the single family residential investment market.

You'll have more resiliency from regional trends and, most importantly, you'll keep earning in bloated-costs-of-everything home market and redeploying that capital in linear markets.Pro-tip:  stay the &(*&$*$ away from Austin. 

In fact there are now more agents than ever before.I know robots are coming for everyone's jobs across most industries, but I actually think real estate will be one of the more resilient in terms of the human element being necessary because it's at the end of the day it's always been a people/relationship business.

Any broken pipes have to be replaced but you should go through the additional expense of upgrading the entire plumbing system to pex because it is more resilient in cold temperatures.I know politicians and media claim the earth is heating, but I am expecting more cold weather in the next ten years and people should prepare for it.

We also have more freedom, some of us occasionally leave town for a while and we know that our partners are nearby should anything happen.I will say that if you are going to do a partnership, do it with people you trust, understand each other's values, and are mature & resilient enough to handle adversity.

A 4-plex with good numbers is hard to come by, but if you find it, it can be a great starting point for your investing career because of the resiliency of this area. 

However it is my belief that MF properties properly analyzed and researched with the right team members could be resilient in recessions. 

Luckily Vegas SFR renters are resilient and while I had 2 tenants pay late a couple times, everyone paid. 2moved out at lease ends but new tenants were paying higher rent within a couple weeks. 

Industrial has proven to be one of the most if not the most resilient of the asset classes that we’ve had in 2020 during this pandemic.
