Looks to me like you are just trying to skim 33% of that profit from your Investors by getting those same "2% Rule" deals in the first place (without too much effort), then pretending how hard you have worked in order to provide all of 8% return!

I have a property for sale on Craig's List...I get a lot of wholesalers...who pretend they are "cash buyers" who say you need to lower your price so I can make a profit and my buyer can make a profit too...what am I missing...why should I do that...I do not need them...

But, as you implied, a lot of lenders won't 'get it' so I'd prefer to assign it back to the seller so that from the lenders point of view, he/she just thinks it's a standard lease option and won't even know an assignment took place.So, I'm going to ask you to humor me by pretending you did assign it back to the seller AND that the buyer's option fee was released directly to the SELLER.
