I've been doing note JVs for the past 3 years and being 100% transparent and preserving my investor's capital are 2 of the most important aspects for me.

If you could pay down the mortgage with the cash and recast, and simultaneously put a line of credit on the new equity, that could be more beneficial as it would still preserve liquidity while reducing the overall interest load.

Adding it to land on a permanent foundation does preserve the value however.

The deals are very conservative and are mostly wealth preservation with modest cashflow (3-4%), but they've performed for me even while many syndications originated at the same time have been failing.

The driveway is 'Y' shaped, very narrow from the street to the back, then both houses have their own parking area in the back.The issue he is having is the other homeowner is 'accidentally' leaving nails, screws, and other puncture problem items on the driveway with alarming regularity.

It doesn't seem all that hard for me to nail up a sheet or two or drywall, tape, sand, and mud imperfectly.

They also have the smoke detector nailed down better....
