Im hoping to find an investor to help me buy the lot next to mine so i can move up from doing tax deeds.. if not i have my next lot picked out and will continue to invest in them while i fix my credit and learn more on investing.. i have always wanted to be successful in life but drugs and bad choices have kept me from it.. now im proud to say there is nothing that will stand in my way of realizing my dreams Just following up.

Our recent fund was a preferred return plus a split on profit after expenses.

For home protection I prefer a 20 gauge pump action.

@Jorge Vazquez we stopped doing signs over 10 years ago.We had a separate phone number on our signs, so were able to track traffic & applications from them.We were getting more & BETTER leads from our online ads then the signs - so an easy choice to stop using them (also time & money savings).

@Denise CarringerMy preference is to go local - some community banks offer this type of service or local escrow companies, which is what I found, because they offer a higher level of service than most national.

While that may be good for the 10% pref investors, you may have been better off holding another year and getting another 7%.Related to this, I generally don't like preferred returns as a passive investor. 

We have 11 properties under mgmt with them, all built by their preferred builder. 

So if the LP's have enough cash they simply pay the loan off and own it free and clear.. but the size of the deals are so large raising cash to pay off debt simply is not realistic at all so if the property goes into default your junior position investors find themselves wiped out.Further more thats why a debt fund like Chris has can be a good choice for the very conservative investor..

Just my personal opinion - get a mentor or a person who already has good experience running STR business, preferably in your area (but not 100% required). 

Given the photo of that fix/flip, I assume you're OK with a "fixer upper" or would you prefer a turn-key rental?
