We had two tenants disable baseboard heaters (so they could place their couch along that wall) and they set up their own portable heaters, which opened up a whole other can of worms!

After putting in $4000 in repairs I am have been renting it out for $975/month.I am happy with this house because it finally got me 'off the couch'.

Congrats on getting off of the Couch and doing something to start your RE investing. 

It's not unusual that not everyone thinks like 'we' do, but that's why we'll have success down the road and they'll still be sitting on the couch.  

If you like sleeping on the couch, sure go for it.

We have finished out that space to increase occupancy from 10 to 14, sleeping 14 people comfortably (not on couches).

If the Tenant claims you threw out their expensive leather couches, you can claim you showed up and it was empty just like it was supposed to be.

Ie. he turned in the key so I considered him gone and thought he abandoned the ratty old couch and mattress that are still there?
