If I was truly concerned with property age I wouldn't be an investor or a current landlord. 

We do attempt to notify the owner before we make the decision and give them the opportunity to give input but keeping the property and tenant safe, and following the Tenant Landlord Laws are more important than getting permission. 

I went through the tenant/landlord handbook a little while back, but I don't recall it specifically addressing that.  

@Isaac TerryIn terms of it being worthwhile, just like most other markets out of state if the barrier or entry is too high where you live, the landlord laws are not favorable where you live, and you are looking for positive cashflow then Cleveland can be a good option.

They try to act like a servicer and broker at the same time (these are not owner-occupied so not as much red tape) but in reality, they are just a broker that pairs a borrower/flipper/landlord with a lender. 

I have looked for examples of landlords that were protected by their LLC and always come up empty handed.

My kids are a bit older now and it would be more realistic to be able to allocate the necessary time to being a landlord. 

It offers flexibility as a landlord to be able to offer more or less rooms as needed, protection to the landlord in that you can hedge with adding LTR or STR to the mix, and simplification to the business as your only dealing with one address.

investors can figure on 10 to 12% return on PMLs   generally they are short term 6 months to 18 months.. in my 40 plus years at PML I find most investors started as landlords then tire of it and start to diversify.
