Hey guys I'm looking to buy a 2nd property in the L.A area and I want to know what the better strategy would be: 1. sell my primary residence and buy a duplex so I can do a house hack OR 2. do a cash out refinance to house hack for said duplex.

We rented out the other unit (it's a duplex), and also the master bedroom in our house hack.

Since your goal is getting into commercial real estate, it might make sense to start with a smaller rental property like a duplex to get experience managing an investment.

A great way to get started if you currently have a W2 job is to buy a house hack like a duplex or a fourplex where you can move into one of the units and continue to rent/manage the other units.

Hi @Heather Bailey something to consider with this is legal mother/daughter may not mean legal duplex. 

HI all we invest in Detroit and Toledo and cash flow in both  duplexes are much easier to cash flow in and in both cities you have to watch your blocks..

We own our primary home in the Portland area, and have had an STR condo in Seaside OR for 2 years.

I ended up closing on a duplex house this week with the intent to rehab the whole place.

In Italy your second house or even a duplex section the income is taxed higher.
