If the tenants have been there, you could open that dialogue with a rent raise but like @Nathan G. mentioned, it might not be overly necessary in Boston. 

Most of my real estate clients are out of state and I think the biggest thing is creating that dialogue.

Like, my dad was a probate attorney and I was an attorney for many years, so the scripts and dialogues for probate and divorce lists are a little easier for me when they are not for others because both of those links can be a sinkhole of time if you don't understand all the things that can go wrong.

Litigation is a matter of last resort, but there has been no attempt to discuss the effects of these orders nor any attempt to open a dialogue with landlords.
