Purchase price: $530,000 1 bedroom 1 bath condominium unit with separately deeded parking space in a boutique building constructed in 2007 in bustling neighborhood of Williamsburg, Brooklyn.

Would like to parlay that $250k into $100k cash flow over the next couple of years.I already have about 40k sqft of commercial, mostly medical with a Gym and boutique store thrown in. 

The unit is in a 9 unit "boutique" condo building (built in 2016) on 5th floor.  

If it looks like an intentional design motif it will look like a professional "boutique" rental.

I could recommend an environmental boutique firm outside of Philly if you want to chat with a PA env atty. they have a good brownfield practice. 

I’ve done both routes and prefer a boutique firm because it offered the better solution to my goals. 

Trendy restaurants and cafes, interesting boutique retail with some national tenants mixed in, housing stock is mostly new or fully renovated.

I bought a house only a mother could love in a downtown neighborhood of Oklahoma City. 5 blocks away there is a "district" with clothing boutiques, trendy restaurants, breweries, and wine bars.

I've been at a Boutique brokerage one of my buddies from high school started up and it's been great, don't really have time to participate in the networking or training stuff cause of my full time job but my broker and office manager have been super responsive and are always available when I have a question/issue.
